1. Introduction

Dream Forge Home Buyers (“Dream Forge,” “we,” “us,” or “our”) is a Dallas, Texas real estate investment business operating as a division and d/b/a of The Dream Forge Company. We buy houses for cash across the Dallas–Fort Worth Metroplex and maintain an opt-in list of cash buyers and investors.

This Privacy Policy explains what information we collect through this website and our marketing channels, how we use it, who we share it with, and the choices you have. It applies to visitors who request a cash offer, join our buyers list, call or text us, or otherwise interact with our website and advertising.

2. Information We Collect

Information you give us directly

• Contact information — name, phone number, email address, and mailing address submitted through our seller cash-offer form, buyers-list form, chat, calls, or texts.
• Property information — property address, occupancy status, condition, needed repairs, mortgage or lien status, estimated payoff, timeline, reason for selling, and any photos or documents you choose to share.
• Investor information — if you join our buyers list: your buy box (target areas, price range, strategy), funding method, entity name, and preferred contact method.
• Communications — the content of emails, text messages, chat messages, and voicemails you send us, and notes our team records about conversations with you. Calls may be recorded where permitted by law.

Information collected automatically

• Device and usage data — IP address, browser type and version, operating system, device type, screen size, referring URL, pages viewed, time on page, scroll depth, and click behavior.
• Cookies and similar technologies — identifiers set by our analytics and advertising partners (see Section 5).
• Form and session metadata — submission timestamps, the landing page and campaign that brought you to the site, and UTM parameters.

Information from third parties

• Form and CRM providers — our web forms are hosted by LeadConnector (HighLevel), which processes and stores your submission on our behalf.
• Advertising platforms — Meta (Facebook and Instagram) and Google may report aggregated campaign and conversion data to us, and may provide lead information when you submit a lead form on their platforms.
• Public and commercial records — county appraisal district records, deed and lien records, MLS sold data, and skip-trace or property-data vendors used to evaluate a property and verify ownership.

3. How We Use Your Information

• Respond to your inquiry and answer questions about selling your house.
• Research your property and prepare, present, and revise a cash offer.
• Contact you by phone call, SMS text message, and email to follow up on your request, schedule a walkthrough, and coordinate closing.
• Coordinate title work, closing, and funding with title companies, attorneys, and lenders.
• Send matching off-market deal notifications to investors who joined our buyers list.
• Send marketing and remarketing communications about our services, including email campaigns and audience-based advertising — you may opt out at any time.
• Measure and improve our website, advertising performance, and customer experience.
• Detect and prevent fraud, protect our rights, enforce our Terms of Use, and comply with applicable legal, tax, and recordkeeping obligations.

4. Sharing Your Information

We do not sell your personal information to third parties. We do not rent or trade seller lead lists. We share information only as described below:

• Title companies, escrow agents, and closing attorneys — to open title, clear liens, prepare settlement statements, and close the transaction.
• Cash-buyer partners and assignees — because we are a real estate investment company, we may purchase a property for our own portfolio or assign our purchase contract to a third-party investor or end buyer. Where we assign a contract, the assignee and their lender, inspectors, contractors, and insurers will receive the property address and relevant transaction and condition information.
• Service providers and processors — LeadConnector / HighLevel (CRM, forms, SMS, and email delivery), telephony and call-tracking vendors, e-signature providers, cloud hosting and file storage, analytics providers, and property-data vendors. These providers are permitted to use your information only to perform services for us.
• Advertising and analytics partners — Google and Meta receive event and identifier data as described in Section 5 when you consent to analytics or advertising cookies.
• Professional advisors — our attorneys, accountants, and insurers, as reasonably needed.
• Legal requirements — when required by law, subpoena, court order, or governmental request, or when we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
• Business transfers — in connection with a merger, financing, acquisition, or sale of all or part of our business, subject to this Policy.

5. Cookies & Tracking Technologies

We use cookies and similar technologies to operate the site, remember your preferences, understand traffic, and measure our marketing. On your first visit you will see a cookie banner where you can accept all cookies, reject non-essential cookies, or set preferences by category. You can change your choice at any time using the Cookie Preferences link in our footer.

• Strictly necessary — session and preference cookies (including the cookie that records your consent choice). Always active; the site will not work properly without them.

6. TCPA Consent & Communications

When you submit your phone number through a form on this site, call us, or text us, you expressly consent to receive calls, text messages (SMS/MMS), and emails from Dream Forge Home Buyers and our authorized representatives at the number and address you provided, including messages sent using an automatic telephone dialing system or prerecorded or artificial voice, regarding your property, your offer, and related services.

• Consent is not a condition of any purchase or of receiving an offer — you may always simply call us instead.
• Message frequency varies. Message and data rates may apply.
• To stop texts, reply STOP to any message. Reply HELP for help. To stop marketing emails, use the unsubscribe link in any email.
• To be removed from all contact, email hello@thedreamforgecompany.com with “Do Not Contact” and your property address.
• We may still send you transactional messages about a pending transaction after you opt out of marketing.

7. Your Privacy Rights

Regardless of where you live, you may ask us to access, correct, or delete the personal information we hold about you, and you may opt out of marketing communications at any time. Email hello@thedreamforgecompany.com and we will respond within a reasonable time, generally within 45 days.

Texas residents

Under the Texas Data Privacy and Security Act, Texas residents may request confirmation of whether we process their personal data, access to that data, correction of inaccuracies, deletion, a portable copy, and the ability to opt out of targeted advertising, sale of personal data, or certain profiling. You may appeal a denied request by replying to our response.

California residents

Under the CCPA/CPRA, California residents may request (a) the categories and specific pieces of personal information we collected, (b) the categories of sources, (c) the business purpose for collecting or sharing it, (d) the categories of third parties with whom we share it, (e) deletion of personal information, and (f) correction of inaccurate information. California residents also have the right to opt out of the “sale” or “sharing” of personal information and the right not to be discriminated against for exercising these rights. We do not sell personal information for money; however, use of advertising cookies may be considered “sharing” for cross-context behavioral advertising. Rejecting advertising cookies in our banner acts as your opt-out signal for this website.

Do Not Track and Global Privacy Control

Our site honors your cookie banner selection. Some browsers transmit “Do Not Track” or Global Privacy Control signals; where we detect a GPC signal we treat it as an opt-out of advertising cookies.

You may use an authorized agent to submit a request. We may ask the agent for proof of authority and ask you to verify your identity directly.

8. Data Retention

We keep personal information only as long as needed for the purposes described in this Policy. In general: inquiry and lead records are retained for up to 5 years after last contact for follow-up and marketing; closed-transaction records (contracts, settlement statements, title and tax records) are retained for at least 7 years, or longer where required by Texas law or our insurers; and marketing suppression records (do-not-contact requests) are kept indefinitely so we can honor them. Aggregated or de-identified analytics data may be retained indefinitely.

9. Security

We use commercially reasonable administrative, technical, and physical safeguards to protect your information, including HTTPS/TLS encryption in transit, access controls and role-based permissions in our CRM, and vendor agreements with our processors. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. Please do not send Social Security numbers, full bank account numbers, or other highly sensitive information by email or web form — your title company will collect what is needed through a secure channel at closing.

10. Children’s Privacy

This website is intended for adults. We do not knowingly collect personal information from anyone under 18 years of age, and individuals under 18 are not permitted to use this site or submit information through it. If you believe a minor has provided us information, email hello@thedreamforgecompany.com and we will delete it.

11. Third-Party Links & Embeds

This site contains embedded third-party services (including LeadConnector forms and chat) and links to third-party websites, such as social media profiles. Those services and websites operate under their own privacy policies and terms, and we are not responsible for their content or practices. We encourage you to review the privacy policy of any third-party service before providing information to it.

12. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, or the law. When we do, we will revise the effective date at the top of this page. Material changes will be highlighted on this page. Your continued use of the site after an update constitutes acceptance of the revised Policy.
